Bilt 2.0: Earn Points on Rent or Mortgage

Bilt lets you earn points on rent - one of the few ways to get real value from your biggest monthly expense. Here's how to actually use it.

Finance8 min readUpdated August 29, 2026
My setup: Bilt Palladium for all non-dining spend, and Option 2 (4% Cash) for configuration.

How the 2026 Bilt Cash credits actually work

The headline annual value is real, but most of it arrives as monthly credits with category caps - $10 for pharmacy, $25 for dining, and so on. You have to spend in those categories, every month, to collect it.

Option 2 (the 4% Bilt Cash setting) is still the most flexible choice if you’re willing to keep up with the monthly redemptions. If you’re not, assume you’ll capture a fraction of the advertised number.

⚖️

Choose your rewards

You can switch between two reward settings every month. Both let you pay for your housing with no fees, but they earn rewards differently.

Option 1: Earn Points

  • Points on Rent: Earn points automatically on every rent payment.
  • No Cash Back: You won’t earn the 4% Bilt Cash on your other spending.
  • ⚠️Spend Requirements: Your earning rate depends on how much you spend outside of rent.

Best For: People who spend less each month and want a simple setup.

*Earning rate based on non-rent spend relative to rent amount, calculated at the end of each billing cycle. Miss the 25% floor and you still get 250 points for the month - which on a $2,500 rent payment is close to nothing.

How Bilt Cash works

Bilt Cash is a separate reward you earn on top of your points. It replaces the old milestone system and gives you a direct credit to your account.

Bilt Cash lands as a direct credit, separate from the points you earn on the same spend.

Is the fee worth it?

The Break-Even Math

Two credits actually offset the $495 fee. The dining and Lyft perks are earning multipliers, not statement credits - they only pay off if you were spending there anyway, so don’t count them toward break-even.

What convenience actually costs you

The real cost of not switching cards

Sticking with Option 1 because it’s easier is a real cost, not just a theoretical one. On every $1,000 you’d otherwise put on a non-rent card, Option 2 is putting $40 back in your pocket instead of nothing.

Which card to get

How much this pays off depends on which card you pick. Blue and Palladium are built for different spending levels.

Bilt Blue

No Annual Fee
Take:Blue makes sense if you mainly want to pay rent without a fee and don’t spend much elsewhere on the card. If your monthly spend outside of rent is high, a flat 2% cash back card will usually beat it on everyday purchases.
Bilt Blue Card
Rewards Structure
  • 1x Points on non-rent spend
  • 4% Bilt Cash on non-rent spend
  • 3x Points on Lyft integration
  • 3x+ Points at Partner Dining
🎁 Operational Features
  • Mobile Device Protection
  • Purchase Protection
  • Car Rental Coverage (Secondary)
  • Zero Foreign Transaction Fees

Bilt Obsidian

$95 Annual Fee
Take:A strong card if you spend heavily on dining or groceries. For general travel, the Chase Sapphire Preferred gives you more for the same price point.
Bilt Obsidian Card
Rewards Structure
  • 3x Points on Dining or Groceries
  • 2x Points on Travel purchases
  • 4% Bilt Cash on non-rent spend
🎁 Operational Features
  • $100 Hotel Credit (Semiannual)
  • Travel Cancellation Protection
  • Extended Warranty Protection
  • Zero Foreign Transaction Fees

Recommended implementation

Pair Bilt with a strong flat-rate cash back card and you’ve covered every spending category - points on rent, real cash back on everything else, no dead zones.

BofA Premium Rewards

1. Liquidity Baseline

Primary Cash Back

Goal: Maintain a liquid cash back return on dining and travel expenses.

Bilt Palladium

2. Rewards Acceleration

Housing Subsidy Engine

Goal: Use Bilt Cash to knock down your monthly housing costs.

The 4% Bilt Cash return is only available if Option 2 is selected in the application settings.

The baseline: Apply your Bilt Cash credits to rent or mortgage each month - that’s the move that keeps the rewards from expiring unused.

Next Action

Decide on your tier (Blue vs. Palladium) and ensure you toggle 'Option 2' in your Bilt settings to unlock the 4% Bilt Cash yield.

Final Verdict

Bilt makes sense if your housing costs are high and you’re willing to actually use the monthly credits. Earning 4% back on all spending and applying it toward rent or a mortgage is real money - most people just leave it on the table.

The more you spend on housing, the more valuable this system becomes.

Frequently asked questions

Can you really earn points on rent with Bilt?
Yes. Bilt is one of the only cards that earns rewards on rent payments with no processing fee. Most credit cards charge 2-3% to pay rent, which wipes out any rewards value. Bilt routes payments through ACH so the landlord gets a check - no fee, and you earn points.
Is the Bilt card worth it if I own my home instead of renting?
Still potentially yes. Bilt covers mortgage payments too, so homeowners can earn points on their mortgage - another payment category almost no card touches. Be aware the earn rates depend on which tier you carry: the free Blue card is 1X on everything outside housing, while the 3X dining and 2X travel rates come with Obsidian at $95 a year.
What can you actually do with Bilt points?
Bilt points transfer 1:1 to a wide set of airline and hotel programs including United, American, Hyatt, and others. They also work for rent credits and statement credits, though transfers to travel partners usually give the best value. Hyatt is the standout - and since Chase cut the Sapphire Preferred to 4:3 in 2026, Bilt's 1:1 ratio is now one of the better ways to get points into Hyatt.
What's the catch with the Bilt card?
You have to use the card at least 5 times per statement cycle to earn points - including on rent. If you put nothing else on the card, your rent points don't post. Bilt now sells three tiers: Blue at no annual fee, Obsidian at $95, and Palladium at $495. The paid tiers only make sense if you'll actually use the credits.
Does Bilt work with any landlord or HOA?
Yes. You pay through the Bilt app, which sends a check to your landlord or HOA - they don't need to accept credit cards or do anything special. The only exception is landlords who require certified funds or wire transfers.
